  Many believe that technical jobs are low skill, low wage jobs available to workers that are good with their hands but lack academic knowledge. This is ridiculous! Increase Your Income

If you are unemployed, begin preparing yourself for high paying jobs or additional income by learning a new skill. If you are employed, you will advance rapidly on your job if you apply new skills (for example: set up a database, assist in revising a company brochure, learn to repair equipment or master a software program).

How to avoid losing your home… 


Since the beginning of 2010, the number of foreclosures has exceeded the number of home sales in most states. Many homeowners lost their jobs from plant closings and downsizing. Many became trapped in balloon mortgage payments and were unable to refinance. Many became stuck with 125% loans that exceeded the appraised value of their property. Many citizens with two incomes still lost their homes.
 

While many credit problems may be caused by individuals living beyond their means, serious family problems, divorce and separation, death of a spouse, major illness, or disability... you need to also understand that our economic system may be contributing to the problem.
 

Our national debt is constantly increasing. Some contributing factors include... war and conflicts abroad, Federal Reserve “notes" being printed without a "gold standard," and internal problems within our borders such as immigration, crime, and civil unrest. In early years, the government printed money based on the gold standard. Now financial institutions, with the authority of the Federal Reserve make loans for example on a $1,000 bill to 10, 20, or 30 different people at the same time. This is criminal; because the only REAL money involved in the credit transactions is the interest you pay. Hard working Americans are finding it difficult to make ends meet partly because of the vast amount of "credit and fictitious money" circulating in our economy.
 

Part of the discussion on foreclosure is an understanding of how money works in our economy. Here are the steps to save your home from foreclosure...

1. Prioritize your debts. Regardless of what a debt collector tells you, an unpaid credit card bill is not the most important bill you have to pay. Providing basic necessities for your family comes first.

2. Make your mortgage payments on time. Some homeowners feel that since credit card payments are smaller than mortgage payments, they should pay their credit card payments and reduce the amount of their mortgage payment. I do not agree with this… My counsel to client is simple "pay where your sleep - first!" If not you’ll be homeless with nowhere to put your stuff.

3. Offer your lender a "deed in lieu" of foreclosure. The deed in lieu allows you to hand over your interest in the property to the bank. You will lose your property, but it keeps foreclosure off your credit file. This is the last procedure I will recommend to homeowners! 
 

4.  Pay your property taxes on time. If taxes are paid by your lender, obtain a statement in writing that local property taxes are paid. Some states do not have to give notice of their plan to sell your home. 
 

5. Redeem your property. Every state give homeowners the right to redeem their property up until the time of sale, however you must pay all back payments, interest, and other costs. Many states allow you to redeem your property after a foreclosure however you must make all legal required payments in a specified time period. 

6. Let you creditor know about your problems before you fall behind on your mortgage payments... You may be given an opportunity to refinance your loan or make "interest only" payments for a brief period. 
 

7. Pay your income taxes and creditors on time. You jeopardize your home when you fail to pay your income taxes and creditors. If either entity decides to file a court judgment against you, your home could be sold to satisfy the judgment. Keep in mind that your mortgage lender have first priority to the proceeds of a sale to satisfy a court judgment. Overall, the government gets priority to any sell if you fail to pay taxes.
 

8. Find a wholesale lender who will refinance the home and cash out your equity. If this is not possible, you can "quit claim" your property over to a family member or close friend. They would in turn, take possession of your property and update your bills until you get back on your feet.

9.Negotiate with the bank or the bank's attorney for forbearance. The bank or its attorney may accept a partial payment through an interest only loan. In other words, you make reduced payment for the interest only portion of the loan and you do so at a very low percentage rate - say 3.25 percent.
 

Here's how it works. If your house payment is $1,200 per month, you'll pay approximately $750 per month. The company may allow you to begin paying on the principal after your income become stable and improve your financial situation. This will allow you to catch up on your mortgage and SAVE YOUR HOME.
 

10. Sell the home yourself. The banks aren't so happy about having to do a foreclosure, either, so it is always better to try to sell the house yourself -- you have more control over your life and timing of the sale. The owner CARES more about the property than the bank or the auctioneer. Use creative financing techniques such as lease options, owner financing, land contracts and others to sell your home.
 

11. Know your rights. Over the past few years, entities such as Fannie Mae, Freddie Mac, HUD and the VA have mandated to mortgage services that they provide alternatives to homeowners. This allows the homeowner to retain their property (if they wish) and also reduces the loss incurred by the mortgage company, creating a "win/win" situation for both parties.
